They can always make me an offer!

Every seasoned real estate agent has heard it. For us old timers it emits inner smiles. Inner smiles because it's our job to educate our clients, not embarrass them. It's our job to diplomatically point out the fallacies in the multitude of misconceptions about how we do what we do and why we do it the way we do it. Sometimes it's an easy job. Properly prepared and armed with stats, graphs,visuals and what ever else we think we need, we attempt to peel away the layers of resistance to what we perceive as logical steps to achieve a mutual goal; the sale of our clients home. Sometimes it's difficult. The resistance is rigid, objection after objection is raised. "After all they can always make me an offer," or "can't we just give them a carpet allowance?" But ultimately all objections are erased by a brutal, non caring, emotionless free market process called the principal of substitution. In this market it's important that we are competent enough to explain that capturing a buyer is a competition. The winners had the good fortune to seek council from a competent, caring communicator who was able to convey that in this market, when your price is not competitive they are PROBABLY not going to make an offer. That's what we do and that's who we are. We're Realtors!
